About the Role

Our client, a dynamic investment firm specializing in real estate, is seeking a skilled Real Estate Investment Analyst to join their team in Mérida, Yucatán . This role is vital for evaluating potential investment opportunities, conducting market research, and supporting the acquisition and management of properties. The adecuado candidate will possess strong financial analysis skills, a keen understanding of real estate market dynamics, and the ability to translate data into actionable investment recommendations. This position offers a hybrid work arrangement, blending office-based analysis with on-site property assessments and client meetings. You will play a key role in driving profitable investment strategies within the growing Mérida market.

Key Responsibilities

- Perform detailed financial analysis, including valuation, cash flow projections, and sensitivity analysis for potential real estate investments.
- Conduct comprehensive market research to identify investment trends, opportunities, and risks in Mérida and surrounding regions.
- Assist in the due diligence process for acquisitions, including property inspections, title reviews, and legal document analysis.
- Prepare investment memos, presentations, and reports for the investment committee and senior management.
- Monitor the performance of existing investment properties and provide recommendations for optimisation.
- Develop and maintain financial models and databases related to real estate investments.
- Collaborate with internal teams and external partners (brokers, appraisers, lawyers) to facilitate transactions.
- Stay abreast of economic conditions, demographic trends,



and regulatory changes impacting the real estate market.
- Identify potential opportunities for value enhancement and repositioning of assets.
- Contribute to the overall strategy and decision-making process for real estate investments.

Requirements

- Bachelor's degree in Finance, Economics, Real Estate, or a related quantitative field.
- Minimum of 3 years of experience in real estate investment analysis, financial analysis, or a related role.
- Strong understanding of real estate valuation methodologies and financial modeling techniques.
- Proficiency in Excel and financial analysis software; experience with ARGUS is a plus.
- Excellent analytical, problem-solving, and critical thinking skills.
- Strong written and verbal communication skills, with the ability to present complex information clearly.
- Familiarity with the Mérida real estate market is advantageous.
- Ability to manage multiple projects simultaneously and meet deadlines.
