About the Company
ETERNITI is part of an Austin-based hospitality and real estate group. The group runs boutique hotels in Texas (French Cowboys), owns real estate (Outpost Capital), runs a brokerage (Pine Street Realty), and operates vacation rentals in five states through two brands, Emerald Stay and Bo-House. ETERNITI is growing by buying other short-term rental companies. The team is small and uses AI for almost everything.

About the Role
You’ll be the CEO’s right hand on finance and operations across every part of the business. Some weeks that means digging through a seller’s books before an acquisition. Other weeks it’s an insurance renewal, a debt schedule or the numbers for an investor update. We need someone senior who can take a messy problem, figure it out without much direction, and leave behind a process so it’s easier next time. Responsibilities
• Acquisitions: work through data rooms, check sellers’ numbers against their booking data and tax returns, chase open items, and summarize what you find. We have a diligence process and will teach it.
• Insurance and admin: own renewals, premium audits, certificates, lender reporting and license deadlines across every entity, and work directly with our broker.



Nothing lapses.
• Reporting: pull numbers from Juniper Square and our accounting team, build debt schedules and one-pagers, and prepare reconciled data for business reviews and investor updates.
• Whatever comes next: take on new work as we grow and make it repeatable. Requirements
• 5+ years in finance, consulting or BizOps
• You can read a property P&L; and balance sheet, you understand NOI, debt and ownership structures, and you notice when numbers don’t tie
• You learn fast, and every employer has trusted you with more over time
• You use Claude or ChatGPT every day, and you check the output
• You’re highly organized and comfortable handling requests from several people at once
• Strong Excel or Google Sheets
• Clear, confident English, written and spoken
• Based in Latin America and available 9 AM to 6 PM US Central Nice-to-Haves
• Experience in hotels, vacation rentals, real estate or a PE-backed roll-up
• Acquisitions diligence, asset management, or commercial insurance renewals
• Familiarity with hospitality or real estate software
