About the Role

Our client, WhatJobs Direct , is seeking a meticulous and experienced Valuador Cualificado de Bienes Raíces to join our team in Aguascalientes, Aguascalientes . This hybrid role involves conducting comprehensive property appraisals for various purposes, including sales, financing, and legal matters. You will be responsible for gathering data, analyzing market conditions, and providing accurate property valuations. The position requires strong analytical skills, a deep understanding of valuation methodologies, and the ability to produce detailed, credible appraisal reports. Key Responsibilities

- Perform detailed on-site property inspections to assess condition, features, and marketability.
- Research and analyze comparable sales data, market trends, and economic factors affecting property values.
- Apply various valuation methodologies (e.g., cost approach, sales comparison approach, income approach) to determine property values.
- Prepare well-documented and accurate appraisal reports that meet industry standards and regulatory requirements.
- Maintain up-to-date knowledge of real estate appraisal regulations, ethical standards, and best practices.
- Collaborate with clients, lenders, attorneys, and other stakeholders to provide appraisal services.
- Ensure timely completion of appraisal assignments within agreed-upon deadlines.
- Stay informed about local zoning laws, building codes,



and environmental regulations that may affect property value.
- Build and maintain strong professional relationships within the real estate and financial sectors.

Requirements

- Proven experience as a Real Estate Appraiser or Valuator.
- In-depth knowledge of real estate appraisal principles, techniques, and regulations.
- Proficiency in using appraisal software and databases for data collection and analysis.
- Strong analytical and problem-solving skills with meticulous attention to detail.
- Excellent written communication skills for report preparation.
- Ability to work independently, manage time effectively, and meet deadlines in a hybrid setting.
- Relevant appraisal licenses or certifications are mandatory.
- High school diploma or equivalent required; a degree in a related field is a plus.
- Familiarity with the Aguascalientes real estate market is advantageous.
