FP&A; Manager – Corporate Finance

DMI Capital (“DMI” or the “Company”) is a real estate investment firm headquartered in Zapopan, Jalisco, Mexico. DMI invests in commercial real estate (CRE) through different equity vehicles on behalf of private investors.

DMI has two main investment strategies:

- Mexican Industrial (core, core+, value add and opportunistic)
- U.S. Retail, Industrial and Office (core, core+ and opportunistic)

DMI Capital is looking for an FP&A; Manager to lead financial planning, analysis and reporting for DMI and its investment vehicles. The role reports directly to senior management. It combines FP&A; with controllership: in addition to budgeting and forecasting, you’ll oversee financial controls and coordinate audits and tax compliance. The Team

You’ll be based at our Zapopan office and work directly with DMI’s senior management and operating teams. You’ll partner closely with the Accounting, Treasury, Investment and Asset Management teams, as well as external accountants, auditors, tax advisors, fund administrators, banks and legal counsel.

Key ResponsibilitiesPlanning, Budgeting & Forecasting

- Lead the annual budget and rolling forecasts for DMI’s corporate entity/GP: fee revenue, overhead, headcount and cash flow
- Build and maintain the corporate financial model and multi-year projections to support strategic planning, hiring and growth decisions
- Prepare monthly and quarterly budget-to-vigente and forecast variance analyses, explain the drivers and recommend actions
- Run scenario and sensitivity analyses for new initiatives, fund launches and changes to the business

Funds & Investment Vehicles

- Prepare vehicle-level forecasts: cash flows, capital calls, distributions and fee calculations
- Calculate and review distribution waterfalls, preferred returns, promote/carried interest and investor returns (IRR, MOIC, CoC)
- Make sure each vehicle (e.g., trusts/ fideicomisos , JVs, U.S. LLCs/LPs)



complies with its governing documents, investor agreements and lender requirements
- Support quarterly investor reporting, capital account statements and responses to investor and auditor requests
- Work with Investment and Asset Management to bring asset-level results into vehicle and firm-level reporting

Treasury, Cash & FX

- Manage cash forecasting and liquidity planning across DMI and its vehicles
- Track debt schedules, covenants and bank relationships, and support financing processes
- Monitor MXN/USD exposure, analyze its impact on results and returns, and evaluate hedging alternatives with senior management
- Set up and maintain payment approval and treasury controls

Controllership, Audit & Tax

- Oversee monthly and quarterly closes with the accounting team or external accountants, making sure financial statements are accurate and on time
- Coordinate annual audits for DMI and its vehicles, including audit timelines, schedules and auditor requests
- Coordinate tax compliance and planning with external tax advisors in Mexico and the U.S. (e.g., provisional payments, annual returns, VAT, withholdings and transfer pricing where applicable)
- Manage reporting under Mexican NIF and, where required, U.S. GAAP / IFRS, including reconciliations between standards for investors and auditors
- Design, document and strengthen internal controls, policies and approval processes as the firm scales

Reporting & Business Partnering

- Prepare monthly management reports, KPI dashboards and board/investor presentations for senior management
- Act as a finance business partner to the Investment and Asset Management teams on deal structuring and fund economics
- Lead process improvement and automation of planning and reporting workflows
- Support new business initiatives,



fundraising and the launch of new vehicles

Qualifications

- Bachelor’s degree in Finance, Accounting, Economics or a related field; CPA ( Contador Público ), CFA or MBA preferred
- At least 4-5 years of experience in FP&A;, corporate finance, controllership or audit, ideally at a real estate investment firm, private equity firm, fund administrator or Big Four audit/advisory practice
- Strong financial modeling skills (three-statement models, cash flow forecasts and fund waterfalls), reconciliations; advanced Excel required
- Solid understanding of accounting principles and financial statements; experience with Mexican NIF and U.S. GAAP and/or IFRS
- Experience coordinating external audits and working with tax advisors; knowledge of Mexican tax compliance (SAT, CFDI) is a strong plus
- Familiarity with real estate fund structures, distribution waterfalls and investor reporting preferred
- Experience with Mexican Trusts ( Fideicomisos )
- Hands-on, self-directed and comfortable building processes from scratch in a growing organization without a large finance team
- Highly organized and detail-oriented, with strong time management and the ability to handle several deadlines at once
- Excellent written and verbal communication, with the ability to present clearly to senior management and investors
- Fluent in English and Spanish , both written and spoken
- High integrity and discretion when handling confidential financial and investor information
- Experience with ERP and BI tools is a plus
- Curious about how AI and technology can improve workflows and reporting, and uses good judgment to check outputs and follow policies, risk standards and ethical use
- Occasional travel may be required
