Description

Las responsabilidades del técnico de mantenimiento de edificios incluyen la operación, reparación y mantenimiento preventivo de todas las instalaciones del edificio, así como la instalación de maquinaria, equipos, mobiliario y demás sistemas relacionados (hidráulicos, neumáticos, eléctricos, etc.) necesarios para su correcto funcionamiento y el buen estado de su estructura. Todo ello con el fin de proporcionar un entorno de trabajo protegido, eficiente y confortable.

Key Responsibilities

- Amplio conocimiento/experiencia en sistemas de mantenimiento preventivo, predictivo y/o correctivo de edificios, identificación de fallas, diagnóstico y/o mejora de dichos sistemas, entre los que se incluyen los siguientes:
- Sistema HVAC: Enfriadoras (centrífugas, de tornillo, alternativas), torres de enfriamiento, UP, MS, FC, RTU, UD, sistema de agua fría/enfriada, sistemas de control (I- Viu , Carrier Comfort, etc.).
- Sistema aire comprimido: garantizar la operación confiable de los equipos, mantenimiento preventivo y correctivo de los sistemas de aire comprimido (Compresores), asegurando la disponibilidad de los equipos, la eficiencia energética y el cumplimiento de los estándares de seguridad de la planta.
- Sistema eléctrico: Instalación de líneas/equipos de producción, experiencia en el manejo de baja, media y alta tensión, sistemas de iluminación, subestaciones, paneles eléctricos y termografía.
- Sistema RO/DI: sistemas de bombeo, filtración y purificación, lectura de parámetros y compresión.
- Sistema de alarma contra incendios: mantenimiento preventivo, cumplimiento normativo y seguros, sistema de control de alarma contra incendios, bombas eléctricas, diésel, Ansul, gestión previa al seguro del sistema (FM/Zúrich), etc.
- Áreas de control ambiental: Sistemas de limpieza y filtración para salas controladas de clase 8.
- Sistemas de construcción: Rampas, puertas (automáticas, enrollables y seccionales), puertas de acceso, servicio de limpieza, reparaciones generales, equipos de evaporación, sistemas de drenaje y plomería, herrería, sellado de pisos, pintura general, etc.
- Actividades del proveedor: Supervisión/Revisión y aceptación de los trabajos.
- Sistema de calidad: sistema de documentación,



auditorías de calidad (internas/externas), 5S, EHS, STPS, etc.
- Sistema de mantenimiento/tickets: Manejo del sistema de mantenimiento, Mpulse /Máximo, /TPM/SAP/JIRA o programa similar.
- Sistema de suministro/servicios públicos: Rutina de captura/verificación de datos, gestión/control de proyectos de ahorro/mejora del suministro de servicios públicos (agua, gas natural, electricidad), etc.
- Realizar tareas como trasladar muebles y modificar la distribución de los equipos de oficina.
- Realiza reparaciones y revisiones rutinarias de las instalaciones, maquinaria y equipos de la planta, utilizando herramientas eléctricas o manuales, si fuera necesario.
- Mantiene y opera todas las herramientas y equipos necesarios para realizar el trabajo asignado

Skills, Knowledge & Expertise

- Carrera técnica en refrigeración, electricidad, electromecánica o equivalente.
- Más de 3 años de experiencia en un campo relacionado.
