Joe Homebuyer Houston is looking for an outgoing, confident, highly organized Virtual Lead Manager to join our growing real estate investment team.
This is a full-time, long-term position for someone who loves being on the phone, connects with people quickly, takes coaching well, and thrives within a consistent daily process.
English is the primary language for this position. Approximately 85–90% of the homeowners you'll speak with will communicate in English, so you must have exceptionally clear, fluent spoken English and feel completely comfortable having natural conversations with U.S.-based homeowners.
Approximately 10–15% of our inbound leads are Spanish-speaking, so you must also be able to confidently communicate in Spanish when needed.
This is not a behind-the-scenes administrative VA position. Your primary job is to talk to people, build relationships, follow up with leads, identify opportunities, and set qualified seller appointments.

What You'll Do
As our Virtual Lead Manager, you'll be one of the first people homeowners speak with when they contact our company. You'll take inbound seller leads through discovery, determine motivation and fit, maintain an exceptionally clean pipeline,
and turn qualified opportunities into appointments for our acquisitions team.
Your responsibilities will include
- Answering inbound calls from prospective sellers
- Responding quickly to new inbound web leads
- Managing approximately 20–25 inbound seller leads per week through the discovery process
- Building rapport quickly and creating a positive first impression
- Asking thoughtful questions to understand the homeowner's situation, motivation, property condition, and timeline
- Consistently following up with leads by phone and text
- Identifying motivated seller opportunities
- Setting approximately 7–10 qualified, in-person seller appointments per week across the Houston metro area
- Gathering and maintaining accurate information related to property condition, comparable sales, ARV, estimated repairs, seller timelines, and offer pricing
- Managing every lead and opportunity accurately within the CRM
- Maintaining detailed notes after every meaningful conversation
- Ensuring every opportunity has the appropriate rating and an upcoming follow-up task
- Following established processes and follow-up schedules
- Maintaining internal appointment-tracking spreadsheets
- Attending weekly meetings to review hot leads and follow-up priorities
- Communicating proactively with the team about promising opportunities
- Receiving coaching, implementing feedback, and continually improving performance
- Working occasional weekend shifts as scheduled
Our CRM standard is simple: If it's not in the CRM, it didn't happen.
Performance Standards
This is a results-driven position with clear expectations. You'll be trained on our systems and processes, but you'll also be expected to take ownership of your numbers.
Key performance standards include
- 95% live answer rate
- Under 2-minute speed-to-lead on inbound web forms
- 7–10 qualified seller appointments per week
- Zero opportunities without a rating in the CRM
- Zero opportunities without an upcoming task in the CRM
- Consistent, accurate documentation and follow-up
- Strong adherence to the established lead-management process

Required Qualifications
- Exceptionally clear and fluent spoken English
- Strong conversational or fluent Spanish
- Confident communicating with U.S.-based customers over the phone
- Warm, outgoing, relationship-oriented personality
- Ability to build rapport quickly
- Highly coachable and receptive to feedback
- Comfortable making and receiving a high volume of phone calls
- Strong follow-up skills and persistence
- Experience in sales, lead management, appointment setting, customer service, or another phone-based role
- Comfortable working inside a CRM and learning new technology
- Strong attention to detail and pipeline discipline
- Reliable internet and a professional remote-work environment
- Available for full-time work

Experience That Will Make You Stand Out
Previous experience with U.S. real estate investing, wholesaling, seller leads, lead management, inside sales, appointment setting, CRM pipeline management, or residential property analysis is a major plus.
Experience evaluating property condition, comparable sales, ARV, estimated repairs, seller timelines, and offer pricing will also help you stand out.

Compensation & Performance Bonuses
Base Pay: $8–$12 USD/hour, depending on experience and qualifications.
In addition to your base compensation, you'll have the opportunity to earn an uncapped performance bonus beginning at $50 for every closed deal that originated from an appointment you set.
Strong performers can earn $250+ per month in additional bonuses, with no set cap on what you can earn as your performance and closed deals increase.
