The Role

You will own the day-to-day operation and financial performance of a 21-building industrial portfolio in Ciudad Juárez — from preventive maintenance and capex projects to lease renewals and tenant relationships. You are the owner's face on site and the person ownership relies on for accurate reporting on occupancy, spending, and asset condition.

What You'll Own

· Operations & maintenance: preventive and corrective maintenance across 21 buildings — access, pumps, HVAC, fire protection, roofing, pavements, CCTV — plus common-area security, safety, and utilities.

· Capex & projects: scope, budget, and supervise remodels, tenant improvements, and capex works; manage contractors from bid through closeout.

· Tenant relations & leasing: primary point of contact for tenants; coordinate lease renewals, renegotiations, and move-in/move-out.

· Collections & CAM: rent collection and aging follow-up, CAM reconciliation, and expense control against budget.

· Compliance:



licenses and permit renewals, safety standards, and local building and environmental regulations in Ciudad Juárez.

· Reporting: monthly reporting to ownership on occupancy, revenue, spend, and asset condition.

What You need

· 5 years managing industrial assets, ideally a multi-building portfolio.

· Hands-on knowledge of industrial building systems and supervision of construction, remodel, and tenant-improvement work.

· Proven track record in lease administration, rent collection, and CAM reconciliation.

· Working knowledge of permits, safety standards, and building and environmental regulations in Ciudad Juárez.

· Professional Spanish and English — daily contact with US-based tenants and ownership.

· Property management software plus solid Excel for budget tracking and reporting.

A Plus

Construction or civil-works background; experience with maquiladora or multinational tenants; familiarity with STPS, environmental, and municipal permitting in Ciudad Juárez; local specialized contractors in Ciudad Juárez.
