About The Role
EPOC Real Estate manages five real estate investment funds holding approximately 525 single-family rental homes across six states.
This is the senior accounting seat for the investment side of the business. You own the fund books end to end and the General Partner books: multi-entity closes, consolidation, capital accounts, investor reporting, loan and escrow administration, and entity-level accounting. You are the person our investors' and owners' numbers run through.
This is not a bookkeeping role. We need someone who has closed funds, built a consolidation, and put a reporting package in front of outside limited partners and investors.
Monthly close and reconciliation
Close accurate books for all entities by the 12th business day
Complete and review the monthly financial checklist
100% of bank, loan, escrow, and intercompany accounts reconciled monthly
GL account audits (utilities, taxes, insurance, maintenance) completed monthly
Multi-entity consolidation and standardization of financial reporting, quarterly
Property sales booked correctly: QBO entries and escrow balanced
Investor reporting and fund administration
Quarterly investor reports for all funds, ready for publication by the end of the month following quarter end
Monthly reporting for one fund by the 16th of each month
Partner and member capital accounts: contributions, distributions, allocations, and roll-forwards
Fund and investor distributions executed on time with accurate portal uploads
Investor portal administration (Agora), including blue sky notices, acknowledgment forms, and capital call tracking
Responding to investor and lender questions on fund financials
Loan, escrow, and reserve administration
100% on-time mortgage PITI payments, no missed payments or overdrafts
Long-term debt payments executed on time
No late fees or overpayments to mortgage servicers
Escrow anomalies investigated and resolved within 15 business days
Reserve management to target balances, including servicer-held maintenance reserves
Reserve rails maintained so insurance and tax escrows auto-cover without manual intervention
Insurance and tax administration, including updated pricing in dashboards
Reporting and analysis




Cash flow forecast provided by the 1st of each month
Dashboard cost basis fields updated by the 8th of the following month
Monthly rent and utilities review reports
Payables and payroll
100% of vendor bills paid on time, with duplicate and fraud checks complete
Payroll taxes and management fees processed on schedule
Digital mailbox management
Tax and audit
Year-end cleanup and audit complete by January 31
All tax packages to outside CPAs by January 31; filings complete by March 15
All ****s, reimbursements, and transfers prepared accurately and on time
K-1 support and allocation review
Audit schedules and responses to auditor inquiries
Entity work
New entity setups completed with full chart of accounts and banking within 10 business days of request
Entity-level compliance management and upkeep: state filings, registered agent matters, dissolutions
Disposition accounting and final fund returns
Lender and servicer support, including partial release documentation
Documentation and process
All accounting SOPs and playbooks reviewed and updated quarterly
Identify and implement accounting process automation
Required
You will not be considered without all three of the following:
Multi-entity consolidation with intercompany eliminations, done hands-on
Partner or member capital accounts: you have built and reconciled them, not just seen them
Investor reporting to outside limited partners or an equivalent external reporting audience
Plus:
5+ years in fund, investment, or real estate accounting
US GAAP financial statement preparation
Mortgage debt administration: PITI, escrow analysis, reserves, servicer relationships
QuickBooks Online and advanced Excel or Google Sheets
Professional written and spoken English
Available during CST business hours
Preferred
CPA or equivalent local certification




Single-family rental or residential real estate portfolio experience
Fund liquidation or entity dissolution experience
US partnership tax exposure (Form ****, K-1s)
Investor portal administration (Agora or similar) and securities compliance support
G-Accon or comparable reporting sync tools
Experience working directly with an outside CPA firm and auditors
How performance is measured
The role is scored monthly against a weighted KPI scorecard across five categories: accounting and tax prep, production, fund administration, finance, and fund-specific inquiries.
Deadlines are tiered:
Tier A (payment risk): PITI, vendor bills, loan payments, overdrafts, late fees. Scored at minus 20% per day late, zero after 5 days.
Tier B (standard deadlines): close, reports, dashboards, cash flow. Scored at minus 10% per day late, zero after 10 days.
Binary: reconciliations, playbooks, and reports without a hard date. Complete or not.
The annual bonus is contingent on the scorecard.
How we work
We are a small team. There is no one behind you to catch a missed close or a missed payment, so responsiveness is part of the job, not a soft skill.
Business hours. Online and available during CST business hours on business days.
Response times. Messages from the CEO acknowledged within one hour during business hours. Accounting questions answered within 3 business days. Team requests acknowledged within one business day.
Commitments. If something cannot be delivered on time, we expect a heads-up with a revised date before the deadline, not after.
First 90 days
Month 1: take over the monthly close and the full payment calendar (PITI, vendor bills, payroll) with no missed Tier A items
Month 2: deliver a complete quarterly consolidation and investor reporting package for all funds
Month 3: written SOPs for close, consolidation, capital accounts, escrow tracking, and the payment calendar
What you get:
$30,000-$36,000 USD per year
a $4,000 annual performance bonus contingent on on-time delivery of monthly closes, payments, and quarterly investor reporting
100% remote from anywhere in Latam
