Acquisitions Analyst – Commercial Real Estate

Location: CDMX

Work Model: On-site highly preferred; exceptional remote candidates will also be considered

Working Hours: Monday–Friday, 7AM-3PM

About the Role

We are looking for a highly analytical, detail-oriented Acquisitions Analyst to join and support our commercial real estate acquisitions and investment team.

We are looking for someone with genuine commercial real estate underwriting and financial analysis experience who can take new investment opportunities from initial receipt through preliminary underwriting and prepare them for senior-level investment review.

The successful candidate will become an integral extension of the acquisitions team, helping evaluate a significant volume of potential transactions and ensuring that opportunities are properly organized, analyzed, and summarized.

Key Responsibilities

- Maintain and continuously update the acquisition pipeline and deal tracker.
- Review offering memorandums, broker materials, rent rolls, operating statements, and other property information.
- Extract and organize key property, tenant, financial, leasing, and investment information.
- Spread historical financial statements, including T-12 operating statements, budgets, and prior-year financials.
- Review and spread rent rolls, including rents, lease expirations, rent increases, options, reimbursements, and other lease information.
- Prepare preliminary commercial real estate underwriting models.
- Populate and maintain existing Excel acquisition models accurately and consistently.
- Calculate and analyze key investment metrics, including: NOI, Cap Rate, Price per Square Foot, Occupancy, Yield on Cost, Cash-on-Cash Return, Debt Yield, DSCR, IRR, Equity Multiple
- Make preliminary underwriting assumptions relating to rents, expenses, vacancy, tenant improvements, leasing commissions, capital expenditures, financing, and exit assumptions based on established guidance.
- Identify inconsistencies, unusual financial items, missing information, and potential underwriting risks.
- Research comparable property sales and market rents.
- Conduct market research covering demographics, competition,



surrounding retail, tenant locations, traffic, property taxes, zoning, and other relevant factors.
- Research tenant credit, ownership, company size, locations, and other relevant information.
- Assist with preliminary lease review and abstraction of important business terms.
- Prepare concise deal summaries and investment briefs highlighting the opportunity, investment thesis, property fundamentals, assumptions, risks, and outstanding questions.
- Assist with preliminary due diligence and organize findings.
- Maintain organized electronic deal files and documentation.
- Communicate with brokers when necessary to request missing information or clarify deal details.
- Track outstanding items and ensure opportunities continue moving through the acquisition process.

The primary focus will be commercial real estate, particularly retail and office properties, although assignments may occasionally include other property types, real estate credit opportunities, or preferred equity investments.

Requirements:

- Prior commercial real estate underwriting experience is strongly preferred.
- Advanced proficiency in Microsoft Excel and financial modeling.
- Strong understanding of commercial real estate financial statements and rent rolls.
- Ability to understand and calculate NOI, cap rates, debt metrics, IRR, equity multiple, and other investment returns.
- Excellent attention to detail and numerical accuracy.
- Strong analytical and research skills.
- Ability to work quickly without sacrificing accuracy.
- Strong written and spoken English communication skills.
- Ability to follow established underwriting methodologies and templates.
- Good judgment when identifying missing information or assumptions that require further review.
- Ability to manage multiple active acquisition opportunities simultaneously.

What We're Looking For We are looking for someone who can take ownership of an opportunity once it enters the pipeline and, with limited direction, return it organized and substantially ready for senior-level review.

The adecuado candidate is intelligent, analytical, highly detail-oriented, responsive, and capable of learning an investment methodology and applying it consistently across a high volume of potential transactions.

You will not be expected to make final investment decisions. Your role will be to perform the analytical, research, underwriting, and organizational work that enables senior investment professionals to make those decisions efficiently.

Genuine commercial real estate underwriting experience is significantly more important than general administrative or virtual assistant experience.

Schedule & Workplace Details

- Schedule: Monday – Friday, 9:00 AM – 5:00 PM EST (Full U.S. Eastern Time business hours overlap). Mexico City time: 7:00 AM-3:00 PM
- Scope: Focused primarily on retail and office properties, with potential exposure to other commercial asset classes and credit/equity investments.
