COMMERCIAL REAL ESTATE ACQUISITIONS Associate Analyst

About the Role
On behalf of our client — an entrepreneurial commercial real estate investment firm — we are seeking a Commercial Real Estate Acquisitions Associate Analyst to support, and help drive, deal execution from sourcing through closing. This role sits close to leadership and requires someone who can keep pace with a fast-moving environment, stay extremely organized, and take full ownership without requiring heavy direction.
Who You Are
You're a hands-on commercial acquisitions and underwriting professional who enjoys digging into deals, building models, and turning complex inputs into clear investment recommendations. You're driven, calm under pressure, and not easily overwhelmed. You communicate simply and directly in English with peers and clients — and you can "tell the story" behind the numbers in a way that's client-facing and decision-ready.
This role also offers strong growth potential for high performers, with increasing ownership across deal sourcing, underwriting, and end-to-end execution as the team scales.
Responsibilities
- Source and evaluate new investment opportunities (primarily retail and industrial, with exposure to other commercial asset types)
- Build and improve underwriting models in Excel, including complex cash flow projections and waterfall analyses
- Conduct market research (rents, comps, fundamentals) and develop well-supported underwriting assumptions
- Support due diligence: gather, organize, and review deal materials; coordinate timelines and next steps
- Prepare investment write-ups and approval packages; present deal conclusions clearly and confidently
- Help build and manage the acquisitions pipeline, including lead generation processes (AI tools, VAs, outreach, campaigns)
- Coordinate handoffs to asset management post-closing as needed
- Create internal SOPs and frameworks; drive process improvement as the team scales
Requirements
- Bachelor's degree or higher in Real Estate, Finance, Accounting, Business, or Economics
- 3+ years of experience in US private equity real estate underwriting and commercial transaction execution, or comparable direct transaction experience
- Highly proficient in Excel, including the ability to build complex financial models and waterfall analyses from scratch
- Strong ability to perform quantitative and qualitative analysis, including market research and financial forecasting, with sound investment judgment
- Exceptional attention to detail and personal organization — you manage timelines accurately and proactively
- Strong English communication skills, both written and verbal
- Self-directed, independent, highly personable, and motivated to deliver results
Nice to Have
- Experience with retail shopping centers and/or industrial warehouse assets
- Experience sourcing deals and managing outbound funnels (brokers, owners, campaigns)
- Experience preparing investment committee materials and fundraising or approval packages
- Familiarity with entitlement and permitting processes
- Background working in lean, fast-iteration environments (startup or entrepreneurial settings)
