Every deal ProximityParks evaluates rests on a logistics argument that has to hold up under scrutiny: how much a tenant saves by operating from an urban last mile location, how the building actually works for their operation, and what layout the space can support.

The Logistics Intelligence

Analyst is the person who builds that evidence. This role owns the last mile business cases, the logistics and demographic analysis per deal, and the recurring analytics that management relies on to make operational and investment decisions.

If this role were absent for a week, the logistics analysis behind the deals in progress would stall: investment committee sessions would lose the quantified savings case, and commercial proposals would go out without a layout or a savings figure to support them. Continuity matters as much as output here — every analysis must be documented so that it survives beyond the person who built it.

Day to day, the Analyst works with the VP of Operations, supports Investments with the logistics inputs for underwriting and investment committee, provides Commercial and Leasing with business cases and layouts for prospective tenants, coordinates with Property Management on property operating data and site conditions, and supplies Marketing with validated logistics data for external materials. The role also travels occasionally to the properties to validate conditions in the field.

Key Responsibilities

1. Logistics Data Analytics

- Build and maintain the recurring logistics analyses that support operational and investment decisions across the portfolio.
- Consolidate and validate logistics, demographic, and property operating data sets, resolving inconsistencies before the data is used in any deliverable.
- Translate data into clear findings and recommendations that a non-technical audience can act on.

2. Last Mile Business Cases

- Develop last mile transportation savings business cases per deal, quantifying the operational benefit of a ProximityParks location versus the tenant's current setup.
- Prepare the logistics and demographic report for each deal under evaluation, delivering it within the timeline required by the investment committee cycle.
- Document assumptions, cost structures, and sensitivity ranges so that every result can be defended and audited.

3. Warehouse Layout & Space Planning

- Produce last mile warehouse layouts to support tenant proposals,



defining dock positions, maneuvering areas, and internal material flows.
- Size storage and handling capacity at a conceptual level based on the tenant's operating profile.
- Validate every layout against the physical constraints of the property before it is shared with Commercial.

4. Logistics Project Management

- Manage logistics-related projects from scope definition through delivery, tracking milestones, dependencies, and vendors involved.
- Conduct field visits to properties to validate on-site conditions, including camera positioning and framing for access control.
- Escalate deviations in scope, cost, or schedule to the VP of Operations with a recommended course of action.

5. Cross-Functional Coordination

- Support Investments with the logistics inputs required for underwriting and investment committee sessions.
- Provide Commercial and Leasing with business cases and layouts for prospective tenants, adjusting the analysis as negotiations evolve.
- Coordinate with Property Management on property operating data and site conditions, and supply Marketing with validated logistics data for external materials.

6. Reporting & Documentation

- Deliver the recurring logistics analytics reports to internal stakeholders on the agreed calendar.
- Maintain a documented repository of methodologies, data sources, and deliverables so that any analysis can be reproduced by another team member.
- Report progress, findings, and risks to the VP of Operations on a regular basis.

5. Success Measures (KPIs)

- 100% of recurring logistics analytics reports delivered on schedule.
- Business cases delivered within the agreed timeline for every investment committee session.
- Accuracy of last mile savings estimates versus presente results, within the defined tolerance range.
- 100% of analyses documented and reproducible by another team member.
- Zero rework on layouts delivered to Commercial due to dimensioning errors.

Qualifications

Education





- Bachelor's degree in Industrial Engineering, Logistics, Supply Chain, or a related field (required).

Experience

- 2 to 4 years of experience in logistics, last mile operations, operations consulting, or industrial real estate (required).
- Experience preparing quantitative business cases for decision-making audiences (required).

Technical knowledge & tools

- Advanced Excel and data analytics — data consolidation, modeling, and visualization (required).
- Working knowledge of transportation cost structures and last mile operating models (required).
- Understanding of last mile warehouse design and material handling systems at a conceptual level (required).
- AutoCAD for layouts and space planning (is a plus).
- Use of AI tools such as Claude to accelerate analysis and documentation (is a plus).

Languages

- Spanish: native or full professional proficiency (required).
- English: advanced (required).
