Palouse Homes is a vertically integrated real estate company and a subsidiary of m5x2. We own and operate ~1,000 residential units across Washington and Montana, managing everything from acquisitions to daily operations. **The Role**
We’re looking for someone who is analytical, highly tech-savvy, and excited to improve housing operations through systems, tools, and data. This is not a software engineering role—but you’ll need to be comfortable diving into new platforms, configuring settings, and finding scalable ways to improve performance and efficiency.
You’ll sit at the intersection of tech systems, property operations, and financial analysis—helping to optimize everything from maintenance spend to digital leasing funnels.
**What You’ll Do**
**Budgeting & Performance Tracking**
- Help build and manage property repair & maintenance (R&M;) budgets using tools like QuickBooks, AppFolio, and Property Meld
- Track budget vs. actuals and create recurring dashboards or performance summaries
- Analyze cost trends, variances, and vendor spend
**Revenue Optimization**
- Analyze and improve ancillary income streams like laundry, parking, and storage
- Look for ways to improve margins via automation, negotiation, or better workflows
**Systems Configuration & Tool Management**
- Configure and maintain software platforms (e.g. AppFolio, Talkroute, EliseAI, ticketing systems)
- Set up workflows, integrations, and system settings that work at scale




- Manage and analyze digital leasing funnels and paid advertising (e.g. Meta Ads)
**Process Design & Documentation**
- Create repeatable workflows around move-ins, move-outs, and resident communications
- Document SOPs to ensure consistency and scalability across markets
- Continuously improve systems with an eye toward operator experience and resident satisfaction

- **Tech-savvy**: Quick to learn new tools; you enjoy playing with settings, figuring out workarounds, and making systems run better
- **Analytical**: Comfortable with numbers, Excel/Google Sheets, and diagnosing problems with data
- **Systems thinker**: You notice inefficiencies and want to fix them across the board
- **Clear communicator**: Strong written and verbal English communication
- **Self-starter**: You don’t wait to be told—you’re proactive and solution-oriented
