We are hiring an experienced analyst to own underwriting and deal support on our active deal team. This is the right hand to the principal: an experienced professional who can start adding value the day they log on. If you are looking for a first job where you will be trained on the basics, this is not the role for you.

THE OPPORTUNITY
Role: Senior Analyst & Underwriter (remote, contractor)
Hours: Full-time ~40 hrs/week, Mon-Fri, Pacific Standard Time (PST). Live on camera via Microsoft Teams during working hours.
Why this pay: this role pays meaningfully above a junior VA ($5-$6/hr) because we are hiring someone who already knows the job, not training a first-timer.
Compensation:
· Base: $8 - $10/hour,



about $1,500/month at full-time (1099 Independent Contractor)
· Flat commission on every closed deal: $500 - the real upside, on top of base
· Quarterly performance reviews with raises tied to results
· Paid via Payoneer or direct transfer
· Long-term contract; growth into lead underwriter / deal manager

WHAT YOU'LL BE DOING
Financial Modeling & Underwriting (Core)
· Build and review Excel underwriting models for multifamily, office, retail, industrial, construction, and mixed-use loans
· Analyze rent rolls, T-12 income/expense reports, and operating statements
· Calculate NOI, cap rate, DSCR, LTV, LTC, debt yield, and cash-on-cash returns
· Size loans to lender program parameters
· Prepare deal summaries, executive memos, and investor-ready underwriting write-ups
· Own the quality-control pass on every package before it goes to a lender
Deal Processing & Coordination
· Own due diligence checklists and deal timelines
