This is a fully remote position for a professional based in Colombia. The successful candidate must be able to collaborate closely with a U.S.-based investment team and maintain substantial overlap with U.S. Eastern Time business hours.
Please note: This is not an engineering, appraisal, brokerage, or purely asset-management position. Candidates must have direct transaction experience in private equity, investment banking, real estate investments, corporate development, or another investment-focused organization.
The Opportunity
We are seeking a hands-on Acquisition Associate to lead the evaluation and execution of both real estate and operating-company acquisitions.
The Vice President will work directly with senior leadership and take ownership of opportunities from initial screening through underwriting, due diligence, financing, Investment Committee presentation, closing, and post-acquisition planning.
This role is designed for a transaction-oriented professional who is comfortable building detailed financial models while also communicating with sellers, brokers, investment bankers, lenders, attorneys, accountants, property managers, and operating executives.
The successful candidate must be resourceful, highly organized, commercially minded, and capable of making clear investment recommendations—not simply completing assigned analyses.
Key Responsibilities Opportunity Screening and Investment Judgment
- Independently screen real estate and operating-company acquisition opportunities
- Review offering memoranda, confidential information memoranda, broker packages, financial statements, tax returns, rent rolls, leases, and other transaction materials
- Determine which opportunities warrant additional underwriting and senior-management attention
- Identify key investment merits, risks, diligence requirements, and potential deal breakers
- Prepare clear go, no-go, or pursue-with-conditions recommendations
- Challenge assumptions presented by sellers, brokers, investment bankers, lenders, and third-party advisors
- Evaluate opportunities based on downside protection, cash-flow durability, growth potential, financing risk, and risk-adjusted returns
Real Estate Underwriting and Valuation
- Build, review, and maintain detailed Excel underwriting models
- Prepare discounted cash-flow analyses, sensitivity analyses, scenario modeling, financing cases, and equity return waterfalls
- Analyze rent rolls, leases, operating statements, trailing financials, budgets, real estate taxes, and capital-expenditure requirements
- Evaluate market rents, occupancy, absorption, lease and sales comparables, cap rates, supply pipelines, zoning, and submarket drivers
- Calculate and assess cash-on-cash returns, leveraged and unleveraged IRRs, MOIC, debt yield, DSCR, LTV, LTC, and ICR
- Evaluate senior debt, mezzanine debt, preferred equity, joint-venture equity, and other capital structures
- Review lease provisions, tenant reimbursements,
renewal options, tenant improvements, leasing commissions, RUBS, and other property-specific considerations
Private Equity and Business-Acquisition Underwriting
- Analyze privately held operating businesses across multiple industries
- Build acquisition and leveraged-buyout models, including sources and uses, debt schedules, cash-flow projections, and investor returns
- Analyze revenue, gross margin, adjusted EBITDA, SDE, owner add-backs, working capital, capital expenditures, and free cash flow
- Evaluate customer concentration, supplier concentration, recurring revenue, employee dependency, cyclicality, and operational risks
- Assess historical financial statements, tax returns, budgets, forecasts, and management adjustments
- Normalize earnings and identify unsupported, nonrecurring, or questionable add-backs
- Evaluate purchase-price structures, seller financing, rollover equity, conventional debt, and SBA financing when applicable
- Assist with quality-of-earnings reviews and reconciliation of financial information across multiple sources
- Research industries, competitors, market size, growth trends, fragmentation, regulatory considerations, and acquisition opportunities
Transaction Execution
- Lead transaction processes from initial evaluation through closing
- Coordinate financial, operational, commercial, legal, insurance, environmental, and property-level due diligence
- Manage virtual data rooms, diligence request lists, open-item trackers, and transaction timelines
- Coordinate with sellers, business owners, brokers, investment bankers, lenders, attorneys, accountants, consultants, property managers, and operating executives
- Assist with letters of intent, indications of interest, purchase agreements, lender packages, and financing requests
- Track critical transaction milestones and proactively identify delays or unresolved issues
- Maintain accurate transaction records, assumptions, correspondence, and supporting documentation
- Help ensure that key findings are reflected in transaction structure, pricing, financing, or closing conditions
Investment Committee Materials
- Prepare concise, decision-oriented Investment Committee memoranda and presentations
- Clearly explain the investment thesis, valuation, business plan, financing structure, projected returns, downside cases, and principal risks
- Present model outputs and investment recommendations directly to senior leadership
- Distinguish between verified information, management representations, third-party assumptions, and internal estimates
- Maintain a clear record of major assumptions and changes throughout the transaction process
Post-Acquisition Planning and Reporting
- Translate underwriting assumptions into detailed 100-day post-closing plans
- Establish measurable financial, operational, and asset-level priorities
- Track vigente results against the original underwriting and investment thesis
- Identify variances in revenue, expenses, EBITDA, occupancy, rents, capital expenditures, working capital, and cash flow
- Create dashboards and reporting tools that highlight material issues and recommended actions
- Support portfolio-company and property-level strategic initiatives as needed
- Help improve the firm's post-acquisition monitoring and accountability processes
Artificial Intelligence and Process Improvement
- Use Claude, ChatGPT, and other artificial-intelligence tools to improve the speed and quality of investment analysis
- Apply AI to review offering memoranda, CIMs, leases, contracts, diligence materials, call transcripts, market reports, and other transaction documents
- Develop structured prompts and repeatable workflows for opportunity screening, research, diligence, and investment-memo preparation
- Use AI to identify inconsistencies, missing information, unusual financial trends, and potential transaction risks
- Build internal templates, checklists, knowledge bases, and standardized investment processes
- Verify AI-generated information and never rely on AI conclusions without independent analysis
- Stay current with emerging AI tools relevant to private equity, investment banking, real estate, and financial analysis
Minimum Qualifications
- 3+ years of transaction-oriented professional experience in one or more of the following:
- Private equity
- Investment banking
- Real estate private equity
- Real estate acquisitions
- Corporate development
- Family-office investing
- Investment management
- Another principal or transaction-focused investment firm
- Demonstrated experience underwriting and evaluating acquisitions
- Advanced Excel financial-modeling skills
- Strong understanding of valuation, cash-flow analysis, capital structures, and investment returns
- Experience preparing professional investment memoranda, presentations, or lender materials
- Ability to independently review complex transaction materials and identify material risks
- Professional working knowledge of Claude, ChatGPT, or comparable AI platforms
- Excellent written and spoken English
- Strong professional communication skills
- Ability to communicate confidently with brokers, sellers, lenders, attorneys, accountants, and senior executives
- Exceptional attention to detail and commitment to accuracy
- Ability to manage multiple transactions, priorities, and deadlines simultaneously
- High degree of integrity, discretion, accountability, and professionalism
- Must be based in Colombia and able to work with substantial overlap during U.S. Eastern Time business hours
Preferred Qualifications
- Experience across both real estate and operating-company acquisitions
- Experience leading transactions from initial screening through closing
- Familiarity with multifamily, industrial, or neighborhood retail investments
- Experience evaluating service businesses, healthcare companies, logistics businesses, or distribution companies
- Experience reviewing quality-of-earnings reports
- Understanding of conventional, commercial real estate, leveraged-buyout, and SBA financing
- Familiarity with CoStar, Loop Net, Pitch Book, Capital IQ, public-record databases, or comparable research platforms
- Experience using CRM systems, pipeline-management tools, and virtual data rooms
- Basic experience with Power BI, Tableau, Python, or other data-analysis tools
- Bachelor's degree in finance, accounting, economics, real estate, business, engineering with substantial transaction experience, or a related field
ICompensation
The position pays $2,000–$3,000 USD per month , based on the candidate's experience, transaction capabilities, financial-modeling skills, and ability to independently manage investment opportunities.
