**Leasing Consultant / Director of First Impressions - Job Description**
**BASIC PURPOSE**:
The Leasing Consultant is the face of our communities. To achieve maximum occupancy and revenue, as well as customer retention, the Leasing Consultant spends approximately 50% of his/her time on direct sales and marketing, 40% on resident relations and customer service and 10% on leasing administration. This position will utilize proven sales techniques and communication skills to manage the sales process, from start to finish; presents M Group apartments and communities in a compelling way; overcoming objections; building rapport with prospects and residents; and providing a high level of customer service to support lease renewals. This position will report to the Property Manager or Leasing Manager.
**ESSENTIAL FUNCTIONS**:
**Direct Sales & Marketing (50%)**
- Aggressively responds to all sales leads including eLeads and referrals. Promotes the community based on the prospect’s needs through active listening and byproviding information to the prospective resident about the property’s availability, pricing, location and amenities. This also includes knowledge of the surrounding neighborhood, sister properties and local competition. Invites the client to tour the property. Cross-sells at sister properties if the community is not a fit for the prospect’s needs.
- Employs effective selling techniques to close the sale and utilizes the appropriate marketing materials (online portal and in-office kiosk). Obtains necessary contact information from every prospective resident and enters lease traffic data into the online property management system.
- Maintains accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing, apartment availability, lease expirations, square footage and amenities.
- Supports the apartment community’s marketing efforts, offering input and suggestions in regards to advertising and promotions. Partners with Property Manager and maintenance staff to ensure community appearance meets company standards and demonstrates curb appeal.
- Effectively embodies the M Group brand at all times.
- Walks lease path and model unit daily to ensure cleanliness and appeal.
**Resident Relations / Customer Service (40%)**
- Effectively explains lease provisions and community policies to new and current residents. Conducts move-in walks and new resident orientations.
- Communicates effectively with maintenance staff to ensure resident needs are met and conducts follow up to ensure a very satisfied resident.
- Effectively communicates with current residents regarding renewals. Maintains knowledge and awareness of any issues the resident experienced to effectively negotiate the renewal. Promotes the value of the community and living at a M Group property.
- Serves as a direct contact for residents regarding payment and account ledger inquiries. May need to investigate account-related questions from residents and discuss with your Property Manager to gain an understanding of the transaction activity. Follows up with the resident on problem resolution as appropriate.
- Assists management and fellow employees with the day-to-day operations of the property.
**Leasing Administration (10%)**
- Effectively communicates to maintenance department status changes in leased apartments.
- Verifies all scheduled move-in files are complete, confirms utilities have been turned on by resident (statement required) and obtains proof of renter’s insurance prior to move in.
**Building Community and Industry Knowledge**
- Monitors property trends to prepare for future occupancy needs. Analyzes concerns with apartments that are slow to lease and offers recommendations to Property Manager.
- Understands and complies with federal, state and local fair housing laws and standards, as well as landlord/tenant laws and regulations.
- Performs other duties as assigned.
- Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, vendors and the public.
**Job Types**: Full-time, Part-time
Pay: $14,000.00 - $18,000.00 per month

**Experience**:
- Customer Service: 2 years (preferred)
- SALES: 1 year (preferred)
- Fair Housing regulations: 1 year (preferred)
- RESMAN PROPERTY MANAGEMENT SOFTWARE: 1 year (preferred)
