$8-$9/hour Job Title: Property Manager and Bookkeeper Job Summary: We are seeking a highly organized and detail-oriented Property Manager & Bookkeeper/Administrator to oversee daily operations related to property management and administrative support for our construction business. This hybrid role involves leasing, bookkeeping, client communications, and operational support. The adecuado candidate will be proactive, tech-savvy, and experienced in both App Folio and Quick Books, with excellent communication and organizational skills. Key Responsibilities: Property Management Responsibilities: Leasing & Tenant Coordination: o Advertise rental vacancies through multiple online platforms and marketing channels. o Schedule and conduct property showings, either virtually or in person. o Manage the application process from intake to approval, including screening applicants and preparing lease agreements using App Folio. o Handle lease renewals, move-in/move-out coordination, and ensure all required documentation is accurately completed and filed. Tenant Relations & Communication: o Act as the primary point of contact for tenants regarding general inquiries, maintenance requests, lease terms, rent payments, and community updates. o Foster positive tenant relationships and address concerns professionally and promptly to encourage retention. o Manage tenant notices (e.g., rent increases, late payment notices, lease violations, etc.). Maintenance Coordination: o Receive and log maintenance requests via App Folio or email. o Dispatch appropriate vendors or maintenance staff, follow up on completion, and maintain communication with tenants throughout the process. o Track maintenance expenses and ensure timely payment of vendor invoices. Rent Collection &; Delinquency Management: o Monitor rent payments through App Folio and send reminders or follow-ups for late payments. o Enforce payment terms in lease agreements and initiate late fee charges, payment plans, or legal action as needed, in coordination with ownership.



o Maintain clear records of tenant payment history and balances. Compliance & Documentation: o Ensure all rental properties comply with local housing codes, fair housing regulations, and lease requirements. o Conduct periodic property inspections and document findings. o Maintain up-to-date tenant files, leases, correspondence, and property records. Financial Oversight: o Assist in budgeting and forecasting rental income and expenses. o Provide input for financial reporting related to property performance and cash flow. o Reconcile rent roll data with accounting records in Quick Books and App Folio. Reporting & Metrics: o Generate regular reports on occupancy rates, maintenance tickets, rent collections, and leasing activity. o Identify trends and provide recommendations to improve operational efficiency and tenant satisfaction. Bookkeeping & Operational Support: Perform accurate bookkeeping including invoicing, accounts payable/receivable, and bank reconciliations using Quick Books.  Track customer payments, follow up on outstanding balances, and maintain financial records.  Support time tracking and job costing processes for construction projects.  Generate weekly and monthly reports for property and construction operations.  Enter and maintain data across various platforms with a high degree of accuracy.  Order and manage inventory of supplies for both office and field operations. Qualifications:  2+ years experience in property management or administrative roles in a construction or real estate setting.  Proficient in App Folio, Quick Books, and Google Suite (Docs, Sheets, Drive, Calendar).  Strong organizational and multitasking skills with high attention to detail.  Excellent written and verbal communication skills.  Spanish-speaking preferred but not required.  Ability to work independently and manage multiple priorities in a fast-paced environment. Preferred Skills:  Familiarity with construction industry workflows and terminology.  Experience generating financial reports and tracking job progress.  Strong customer service orientation and problem-solving abilities.
