Camera on: Full shift via Zoom — you are present and visible at all times
Screen monitoring: Location: Mexico with stable, dedicated internet — not shared, not mobile data
First-response to all guest inquiries and escalations within 5 minutes during shift hours

Repairs & Contractor Management This section is the core of the role. Manage difficult contractors: not every vendor does the job right the first time. Ring cameras, photo verification, video walkthroughs — you catch issues before guests arrive and before they become expensive
Emergency response: leak, HVAC failure, electrical issue, pest — you know the priority order, you have the vendor contacts ready, and you act immediately without waiting for approval on standard repairs
Preventive maintenance: seasonal checks, appliance servicing, pool maintenance, exterior upkeep — scheduled, tracked, never missed
Vendor accountability: every vendor gets a clear scope, a deadline, and a quality standard before the job starts. HOA Management — Expert Level Required
Resolve violations proactively — you identify potential compliance gaps before the HOA does
Coordinate all HOA-required services: landscaping standards, exter
