The Operations Analyst is responsible for providing timely support to the company as a whole as it relates to facilities, infrastructure, supplies and other non-core competency aspects of the business and provide operations related information to the principles that is accurate and useful in making management decisions.
Responsibilities for the global real estate needs include space planning, scenario analysis, comparative analysis.
This person is an integral position within the company in that this person is responsible for many aspects of establishing and supporting the company's global leased facilities.Real Estate LeasingWork with brokers to gather information related to real estate alternativesAnalyze real estate options considered for lease and make recommendationsCoordinate with brokers, local company contacts and management to facilitate tours and obtain meaningful input from stakeholdersSummarize pertinent data into executive summary formats for presentation to COOCreate test fits for potential leased properties in CADDevelop cost comparisons and make recommendationsWork with brokers, internal legal department,



external legal counsel and operations management to get negotiated lease prepared for signatureLease ManagementEnsure occupancy related costs and payments are correct and trackedEnsure that appropriate notices are dealt with for renewals and terminationsEnsure that free‐rent agreements are adhered toCoordinate Construction ProjectsWork with contractors and other vendors and create a comprehensive project scheduleCreate finish plans for architects and contractorsWork with furniture vendors on furniture purchase and layoutCoordinate all tenant vendors as it relates to construction projectsCoordinate all tenant vendors as it relates to vacating old premisesGlobal Telephone/Internet ServicesEstablish back‐up telco and data at all company officesDocument procedures for switching to/from back‐up providersEnsure that such back‐up is posted in each officeConduct drills regarding back‐upConversion to cable company‐wideCoordinate with and work with vendors to fix outagesEstablish standards for external officeGet competitive bids for all expendituresMaintain an open line of communication with other departments, TPT offices – enabling Operations to successfully support the growing network of officesSpecial projects, as neededYour experience includesMinimum Bachelor's degree or its equivalent2 years experience working with CADStrong problem‐solving abilitiesStrong quantitative analysis skillsExcellent attention to detailFlexible hours (occasional) to accommodate construction projects, moves and other off‐hours needsAble to perform in high‐pressure situationsProficient with MS Office, including at least intermediate level knowledge of Excel (including formulas and functions)Superior written and spoken communication skillsWhere Your Career Is Going
