WE ARE HIRING: Investment Operations Analyst (Asset Management)

Are you a finance or audit professional with relentless attention to detail, strong analytical capabilities, and a passion for technology and AI?

Carbon Real Estate Investments is expanding its Asset Management team! We are looking for an Investment Operations Analyst based in Mexico City to act as the primary control tower for our growing U.S. multifamily real estate portfolio.

ROLE OVERVIEW

- Location: Alvaro Obregon, Florida, Mexico City (Hybrid – Minimum 2 days/week in-office)
- Schedule: Full-Time (US Central Business Hours)
- Engagement: Full-time Contractor (Invoiced monthly, paid in USD)
- Compensation: $20,000 – $27,000 USD / year

Carbon Real Estate Investments is a vertically integrated multifamily investment platform approaching 3,000 units across 6 U.S. Sunbelt states. We focus on Class B/C workforce housing in secondary markets.

We operate as an AI-first organization—leveraging automation, machine learning, and advanced tooling at every level of our operations through our proprietary platform, Carbon OS. Our mission is to house 20,000 families in Carbon communities over the next decade.

WHAT IS THE INVESTMENT OPERATIONS SEAT?

This is not a bookkeeping role, and it is not a passive spreadsheet job. Investment Operations is the control tower for our portfolio, and this seat watches the instruments.

Your primary goal is early risk detection. You will monitor every property in the portfolio, spot financial and operational discrepancies weeks before they become vigente losses, and hand Operations the exact data needed to fix them—with the analysis already done.

CORE RESPONSIBILITIES & WHAT YOU'LL OWN

- Portfolio Monitoring & Exception Management: Track weekly performance metrics across all assets—including occupancy, Net Operating Income (NOI), collections, delinquency, concessions, and expense variances against budget. Keep exception logs and operational dashboards 100% current.




- Investor & Financial Reporting: Lead monthly investor report creation and month-end financial reviews. Reconcile every figure back to source data under a strict maker-checker control framework to ensure zero post-delivery errors.
- Spend Control & Budget Defense: Review repair, Cap Ex, and renovation requests against approved budgets, asset business plans, and real-time cash flow. Stand firm and challenge unjustifiable spend with data-backed reasoning.
- Lender & External Counterparty Relations: Coordinate lender draw requests, property inspections, insurance documentation, and standing lender packs for capital events or refinancings. Act as the first line of correspondence for external inquiries.
- AI & Process Automation: Specify, prototype, and build automated workflows alongside our Tech team using AI models (Claude, Gemini) to eliminate manual steps in reporting and variance testing.

DETAILED REQUIREMENTS & QUALIFICATIONS

Must-Have Experience & Skills:

- 2 to 5 years of professional experience in Corporate Finance, Asset Management, FP&A;, Property/Fund Accounting, or Transaction Services / Audit at a Big 4 or top consulting firm.
- Proven track record: Must have fully owned at least one recurring financial deliverable end-to-end.
- Core Financial Acumen: Strong, unprompted understanding of key investment and real estate financial concepts—specifically NOI, Cap Ex, OpEx, and DSCR.
- Quantitative Degree: Bachelor’s degree in Finance, Accounting, Economics, Engineering, Mathematics, Computer Science, or related quantitative fields.
- AI-Native & Tech Self-Sufficient: Demonstrated daily use of AI tools (Claude,



ChatGPT, etc.) in your current workflow. Ability to extract your own raw data from databases or software without needing developer assistance.
- Control Mindset: Meticulous attention to detail and comfort operating within a structured maker-checker control process.
- Bilingual Fluency: 100% fluent in written and spoken English and Spanish. You will communicate with property teams and U.S. financial counterparties on the same day.
- Location: Must reside in/near Mexico City and be willing to work hybrid (min. 2 days/week in-office).

Preferred / Bonus Qualifications:

- Exposure to real estate financial modeling, debt servicing, or lender reporting.
- Consulting background, particularly in business transformation or process optimization.
- Experience with property management software like Yardi, or task management stack like Asana and Strety (EOS framework).
- Experience having built scripts, dashboards, automations, or bots used by others.
