Remote Construction Project Manager

We are a US-based real estate investment firm specializing in residential construction, ADU builds, and major renovations. We handle every phase of project management, from contractor selection and scheduling to procurement and budget oversight.

We are looking for a highly organized, proactive, and detail-oriented Construction Project Manager to oversee our active projects remotely, ensuring they are delivered seamlessly, on time, and within budget.

Location: 100% Remote

Position Type: Full-Time / Long-term remote position

Main Responsibilities

- Construction Planning & Contractor Selection
- Determine optimal project execution strategies (fully subcontracted, partially subcontracted, or managed directly).
- Develop detailed scopes of work divided by trades, phases, tasks, and responsibilities.
- Source, evaluate,



and maintain a reliable list of qualified contractors, subcontractors, vendors, architects, and engineers.
- Obtain, compare, and leveling proposals to identify unclear pricing, exclusions, gaps, and overlaps.
- Coordinate contractor interviews and site visits, presenting ownership with organized recommendations.

- Scheduling, Materials & Trade Coordination
- Prepare and maintain project master schedules, task lists, and material requirement specifications.
- Plan procurement timelines (ordering, delivery, lead times, returns, and replacements) so contractors are never delayed.
- Coordinate work sequencing among trades, ensuring each subcontractor completes work before the next begins.
- Resolve real-time scheduling conflicts, access issues, and utility management for project sites.

- Construction Supervision & Quality Control
- Oversee active remodeling, ADU builds, capital improvements, and unit turns using photos, videos, and reports from on-site staff.
- Compare work performed against approved scopes, plans, specifications, and budgets.
- Maintain comprehensive punch lists and confirm outstanding corrections are finished before final payments.
- Direct local staff to meet inspectors, take job-site photos, verify measurements, and confirm work in person.

- Financial,



Administrative & Systems Oversight
- Track project budgets, proposals, contracts, deposits, progress payments, and change orders.
- Audit billing to detect duplicate charges, unexplained expenses, and missing documentation.
- Maintain structured digital files for contracts, plans, permits, warranties, inspections, and tenant incident logs.
- Build efficient tracking tools, checklists, schedules, and concise progress reports for leadership.

Requisitos:
Requirements

- Proven experience in construction project management, real estate development, or major residential remodeling.
- Degree/Background in Architecture or a related field.
- Exceptional written and verbal English communication skills.
- Extremely organized, detail-oriented, and able to manage several multi-faceted projects simultaneously.
- Self-driven and persistent, with strong ownership and the ability to follow up relentlessly without micromanagement
- Strong proficiency in project management software, Excel/Google Sheets, scheduling tools, and cloud documentation systems.
- Familiarity with scope-of-work leveling, budget tracking, and basic building systems/methods.
- High-speed, reliable internet connection and a dedicated quiet work environment.
