About Bijou Getaways
Bijou Getaways is a curated luxury short-term rental company with properties across six markets — Maui, St. John USVI, Napa Valley, Miami, Paris, and the South of France. We are owner-operators: these are our properties, and we manage them with the same standards we'd apply to our own home.
Our team is fully remote, Mexico-based, and built around one operating principle: own the outcome, don't wait for instructions.
We are expanding into a new Florida market — 8 luxury units — and we are hiring one person to own it completely.
What Success Looks
Like in Year 1
This is not a task description. These are the outcomes you will be held to:
Guest rating ≥4.85 across all 8 units on all OTA platforms — no single unit below 4.7 — sustained for the full year
Zero unresolved maintenance items older than 72 hours — tracked in Monday.com, documented, closed
Zero HOA violations or compliance gaps — all CC&R; requirements met proactively, never reactively
Zero "dirty property" or "maintenance failure" guest complaints in the second half of Year 1
Weekly operational scorecard delivered every Monday by 9am — without being asked, without exception, every week
If you read those five outcomes and immediately start thinking about how you'd achieve them — this role is for you. If you read them and start thinking about what support you'd need — it isn't. The Role
You will be the single point of accountability for 8 luxury STR units in Florida. You own guest experience, property operations, maintenance coordination, and HOA management — completely, without handholding.
The defining trait of this role is not any single skill. It is resourcefulness under pressure. When something breaks at 11pm and the vendor isn't answering, you don't escalate — you find another vendor, you solve the problem, and you document what you did.
When the HOA sends a violation notice, you don't ask what to do — you read the CC&Rs;, you respond, you fix it, and you close the ticket. When a contractor does substandard work, you don't accept it — you hold them to the standard, you get it redone, and you find a better contractor for next time.
You are not a coordinator. You are not a task-executor. You are a problem-solver who happens to manage property. Schedule & Work Environment
Hours: 7:00 AM – 4:00 PM Pacific Time, 5 days per week (1-hour break)
Days off: 2 weekdays rotating
Camera on: Full shift via Zoom — you are present and visible at all times
Screen monitoring: Time Doctor — standard for all remote team members
Location: Mexico with stable, dedicated internet — not shared, not mobile data What You Will OwnGuest Operations
First-response to all guest inquiries and escalations within 5 minutes during shift hours
Pre-arrival coordination, welcome communications, special requests
Post-stay follow-up and review management
Guest issue resolution — you find the solution, you do not pass it up Property Maintenance, Repairs & Contractor Management
This section is the core of the role. Read it carefully.
Own the full maintenance lifecycle: identify the issue, assess severity, dispatch the right vendor, set the expectation, verify completion, close the ticket — every time, no exceptions
Manage difficult contractors: not every vendor does the job right the first time. You know how to hold them accountable without burning the relationship — firm, documented, and results-focused. If they fail twice, you have a replacement ready
Read and interpret repair scopes:
you understand what a plumber, electrician, HVAC technician, or handyman is proposing, whether the price is reasonable, and whether the work was done correctly — you don't need an expert to tell you
Remote property inspection: Ring cameras, photo verification, video walkthroughs — you catch issues before guests arrive and before they become expensive
Emergency response: leak, HVAC failure, electrical issue, pest — you know the priority order, you have the vendor contacts ready, and you act immediately without waiting for approval on standard repairs
Preventive maintenance: seasonal checks, appliance servicing, pool maintenance, exterior upkeep — scheduled, tracked, never missed
Vendor accountability: every vendor gets a clear scope, a deadline, and a quality standard before the job starts. Every completed job gets verified before the invoice is approved
Nothing stays open beyond 72 hours without a documented reason in Monday.com HOA Management — Expert Level Required
Primary liaison between Bijou Getaways and the Florida HOA — you own this relationship completely
Read, interpret, and apply CC&Rs;, bylaws, and rental restrictions — you can open a governing document and know what it means operationally without help
Monitor all HOA communications: notices, violations, meeting agendas, board decisions — nothing missed, nothing delayed
Resolve violations proactively — you identify potential compliance gaps before the HOA does
Coordinate all HOA-required services: landscaping standards, exterior maintenance, pest control, pool compliance, inspections
Manage HOA fee tracking, dues payments, and special assessments — documented, never late
Navigate rental approval processes for new guests where required
Maintain complete HOA compliance records for every unit — current, accessible, auditable Cleaning & Quality Control
QC every single cleaning turnover — photos and video verified against checklist before every check-in, no exceptions
Hold cleaning teams accountable to standard: timing, supplies, documentation
Manage supply chain for all 8 units — linens, consumables, welcome amenities — always stocked
Systems & Reporting
Own the Monday.com board for this market — every task, every open item, every deadline, every contractor commitment tracked
Weekly operational scorecard delivered Monday 9am — no reminder needed
Flag issues before they become problems — the CEO never discovers something you already knew
Must-Haves
All required. If you cannot confirm each one specifically, do not apply.
STR Operations
Personally managed STR listings on Airbnb, VRBO, Expedia, or Booking.com — pricing, calendar, guest comms, and cleaning coordination — for at least 3 listings simultaneously
Maintenance & Repairs
Expert-level residential maintenance management — you have diagnosed issues remotely, dispatched vendors, set quality expectations, verified completed work, and rejected substandard repairs
Experience managing difficult or unreliable contractors — you know how to get the job done right without burning bridges, and you know when to find someone new
HOA Management
Genuine HOA management experience — you have read CC&Rs;, managed violations, coordinated compliance, and owned the HOA relationship for a residential property
If you have never personally managed an HOA, do not apply — this is not a learnable-on-the-job requirement for this role
Problem-Solving & Resourcefulness
Documented pattern of solving problems independently — you do not escalate standard operational problems, you solve them and report the resolution
When a vendor fails, a system breaks, or a guest has an emergency outside business hours — you find a way, not an excuse
Systems & Tools
Fluent Monday.com usage — you have run boards, maintained hygiene, and tracked team accountability without supervision
Strong spoken and written English — guest calls, vendor negotiations, HOA communications
Schedule & Setup
Available 7:00 AM – 4:00 PM Pacific Time, 5 days per week
Camera-on and Time Doctor screen monitoring — no exceptions
Located in Mexico with dedicated, stable internet connection
$1,000–$1,500/month base works for your current situation
Preferred
Experience with Guesty, Hostaway, or any professional PMS
Practical use of AI tools (Claude, ChatGPT, Make.com) to build or automate workflows
Experience managing remote cleaning and maintenance teams across multiple units simultaneously
Background combining STR operations with long-term residential property management
Compensation
Base: $1,000–$1,500 USD/month (independent contractor)
Performance bonus: Guest ratings, expense management, direct booking performance
Direct booking commission: 10% of any new guest booking you source (not return guests, not OTA conversions)
13th month: Annual holiday bonus at year-end
Top performer recognition: Monthly spin-the-wheel — up to $500 or extra days off The base is the floor. Performance is rewarded directly and significantly.

Based on what we've learned hiring for this type of role — these are the real disqualifiers:
Your property management experience is in hotels, commercial real estate, industrial facilities, or corporate housing — not STR listings on OTA platforms
You have been "involved with" maintenance but you've never been the person who owns the ticket from identification to verified closure
You know HOAs exist but have never read a CC&R;, managed a violation, or owned a compliance relationship for a residential property
When a contractor does poor work, your instinct is to report it up rather than hold them to the standard yourself
When something breaks at 11pm and the vendor isn't answering, your first move is to send a message and wait — not to find the solution
You are currently running consulting clients, a side business, or freelance work that requires significant weekday hours
Your five-year plan is to run your own business or use this role as a learning platform for something else — we are not a training ground, we are a place to build a career
You describe AI tools you "use" but cannot point to a workflow you built that other people depend on

We measure three things
Guest outcomes — ratings, response time, complaint rate
Property outcomes — maintenance close rate, HOA compliance, cleaning QC pass rate
Systems outcomes — Monday.com board hygiene, scorecard delivery, zero surprises to leadership
